Director of Facilities

Full Time | Staten Island, NY

The Director of Facilities is a full-time, year-round position and is an active, in-the-field, leader of the engineering and housekeeping teams. The Director of Facilities will oversee the day-to-day maintenance, repairs, capital projects, and efficient operation of the Snug Harbor facilities, assets, equipment, buildings and grounds to minimize disruption and improve efficiency. This position reports to the CEO.


  • Provide direct supervision and support to the engineering and housekeeping teams, participating actively in daily tasks and projects, as needed
  • Manage daily operations, maintenance, and repair of all infrastructure elements including HVAC, electrical, plumbing, carpentry, small motor and vehicle repair, elevators, and campus-wide heating and cooling equipment
  • Execute regularly scheduled building and campus inspections, performing routine maintenance and coordinating repairs
  • Act as main point-of-contact to resolve emergency maintenance issues
  • Work with team to develop, implement, and oversee regular maintenance program
  • Oversee activities of outside contractors and service providers engaged in operational and/or maintenance support functions
  • Establish working relationships with constituents and tenants occupying campus buildings to ensure that their concerns are addressed in a timely manner
  • Serve as a Snug Harbor liaison for city-funded large-scale capital projects on-site
  • Working with the Facilities Manager, supervise the planning, design, bidding, and construction of departmental projects
  • Approve vendor service agreements and bids for work and lead the selection of contract services
  • Prepare capital project scopes of work and obtain bids for improvements to support fundraising proposals
  • Oversee the budget and expenditures ensuring that the department maintains their fiscal targets throughout the year;\
  • Update emergency procedures for the campus, train staff and tenants on those procedures
  • Ensure that Snug Harbor’s standards, policies, and procedures are implemented, met, and maintained consistently
  • Oversee the hiring, training, and supervision of union and nonunion personnel
  • Interpret collective bargaining agreements, conduct and/or attend disciplinary hearings, up to and including arbitrations
  • Keep complete records related to compliance with local, state, and federal regulations in fire safety, electric safety, elevator safety, cooling tower safety, and appropriate maintenance of building and site systems
  • Lead snow removal efforts in collaboration with the Director of Horticulture & Chief of Security
  • Perform other duties as assigned


  • Bachelor’s degree, with technical/vocational degree/certification;
  • 3-5 years of directly related training and/or experience in facilities management;
  • Dependable, punctual, with an attention to detail;
  • Possess NYC Refrigeration Machine Operator’s License or other HVAC related training;
  • Experience with low pressure boilers;
  • Knowledge of OSHA regulations, building codes, environmental agency requirements, life safety standards;
  • Management skills/experience with a union workforce;
  • Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards;
  • Ability to read blueprints and mechanical drawings;
  • Experience utilizing Building Management Systems (BMS);
  • Proficiency with Microsoft Outlook, Word, and Excel;
  • Effective oral and written communication skills;
  • Ability to convey technical information to a non-technical audience;
  • Experience in budgeting, financial, and asset management;
  • Ability to work overtime, weekends, and holidays as needed;
  • Physical ability to squat, stoop, kneel, climb, work in confined spaces, work outdoors in all weather conditions, and lift items weighing up to 60 lbs.;
  • Physical ability to perform work at heights up to 60’ on ladders, in a bucket truck or lift;
  • Valid NYS driver’s license and clean driving record.
